Dale Call, building inspector with Snowflake Planning and Zoning, said that the development will be on the east side of Porter Road just west of the Snowflake Municipal Golf Course. The development request was represented by Jared Hatch of Hatch Custom Homes and Remodeling, LLC. The site is currently zoned general commercial.

“The Planning and Zoning Commission just heard this request,” said Call. “Their recommendation was for the council to approve the request with the condition that there would be a trash container placed on the property as the phases were developed.”

While there was some discussion regarding the fencing and golf balls, Call said, “I believe the town codes intent was to protect the residential property from commercial property. I have run all the plans past the fire department and public works department and the plans all met with their approval. It is up to the council to set any contingency they wish.”

The council unanimously approved the development with the contingency that the developers abide by the codes listed by the Town of Snowflake.

The second request for development was for Calvary Community Bible Fellowship to develop an administrative office and youth facility on the property located at 89 E. Third S. St. Representing the request was Pastor Dave Marshall.

Call explained to the council that the property is zoned general commercial. “The church wants to build some offices there; it will be for the youth as well as the offices. The property is zoned commercial and again I presented this to the fire department and public works department and they all approved the plans.”

Call went on to say the only suggestion from Planning and Zoning was to have the heating, ventilation and air condition equipment on top of the roof have some sort of gable forms put around it so that it cannot be seen from street as per town code. It was also recommended that the body of the building be beige with a rust brown colored roof and trim and that the council approve a variance for perpendicular parking.

The council unanimously approved the request.

In review of the year-to-date financial update, Town Manager Brian Richard said, “This is just a financial update for your review. Not a lot of changes from last year. Sales taxes are up two percent over last year. Most all revenues are up a little. Building permits are up 14 percent. We have issued 115 permits for the year, 31 of those permits were residential new construction. Currently, expenditures are in line with the budget.” The council unanimously approved the review.
